Before you call, a few quick checks can save you a service visit. Plenty of opener "failures" are really a dead battery, a tripped outlet, or a misaligned sensor.
This usually means the opener is working but the door isn't liftable, most often because of a broken spring. Running the opener against a broken spring can strain or burn out the motor, so if the door feels extremely heavy when lifted by hand, stop and call us.
The safety sensors near the floor on each side of the door are the usual cause. Check that both are clean, unobstructed, and showing a steady light. If the lights are blinking or off, the sensors may be misaligned or failing, and we can realign or replace them.
Start with fresh batteries in the remote and keypad. If that doesn't help, the remote may need to be reprogrammed or the opener's receiver may be failing. This is a quick fix in most cases.
Grinding, shaking, or a door that moves in fits and starts can point to worn rollers, a dry or stretched chain, or a motor nearing the end of its life. Noise is the earliest sign, and catching it early usually keeps the repair small.
The travel or force settings may need adjusting, or something is binding in the tracks. We'll check both so the door opens and closes fully and safely.
Most openers last about 10 to 15 years. A newer opener with a bad sensor, circuit board, or gear is usually worth repairing. If yours is more than a decade old, has been repaired several times, or lacks modern safety features, replacement is often the better value. Openers installed before 1993 have no photo-eye safety sensors at all and should be replaced.
Chain drive openers are durable and the most affordable, but they’re the loudest. Belt drive openers run much more quietly, which matters if a bedroom sits above or beside the garage. Direct drive openers have a single moving part and run smoothly with little maintenance. We’ll help you choose based on your garage, your door’s weight, and your budget.
We install and service LiftMaster openers, including models with Wi-Fi and myQ, so you can open, close, and check your door from your phone, get alerts if it’s left open, and give guests temporary access. If you’re upgrading a builder-grade opener, this is one of the most noticeable improvements you can make.
Most opener repairs, such as sensors, remotes, and circuit boards, fall in the $100-$300 range depending on the part. A new opener installed typically runs about $350-$750, depending on the drive type, horsepower, and smart features. We provide a firm quote before any work begins.

Excellent customer service! I chose Helotes Overhead Garage Doors due to their Yelp rating and customer comments - did not disappoint! The service window time was confirmed the morning of the appointment, & I was kept up-to-date on the status of the service tech coming out. I needed someone to look at the garage door opener installed by another vendor, who ghosted me. The problem was the garage door would not close without holding the button down in the garage. Wes identified the problem within a couple of minutes, fixed it, and even programmed the additional remotes. Again, excellent customer services!Posted on Google![]()

I can't say enought good things about this family owned small business. I have been with them for ten years and they have always delivered their services at a reasonable cost. While the garage door business can be very deceptive, Helotes Overhead has integrity and is honest in their dealings with their clients. My due diligence ...I Idid receive two other estimates, but they were out of line with their cost figures. James did a great job with the install and I believe the new door has actually added value to our home. It looks great from both sides!Posted on Google![]()

Helotes Overhead Garage Doors provided the best customer service experience I could have ever hoped for. My mother needed a new garage door, and they were kind enough to find a good, affordable option for her that would best suit her needs. They did not try to push me on any upgrades that they knew would not benefit my mother. Very grateful for doing such a great job and being so very considerate of our senior citizen community.
A new opener installed typically runs about $350-$750, depending on the drive type, horsepower, and smart features. Repairs like sensors, remotes, and circuit boards usually cost less. We provide a firm quote before any work begins.
Start with the simple checks: fresh remote batteries, power to the opener, and whether the wall button works. If the wall button works but the remote doesn’t, the remote needs batteries or reprogramming. If neither works, the opener or its power supply may be the problem, and we can diagnose it quickly.
This is almost always the safety sensors or the door’s travel and force settings. Clean the sensor lenses, check that both lights are steady, and make sure nothing is blocking the beam. If it keeps happening, call us. Never disable the safety reverse to work around it.
Most openers last about 10 to 15 years with normal use. A well-balanced door with a healthy spring system helps an opener last longer, since the motor isn’t doing work the springs should be doing.
Chain drive is the most affordable and durable but the loudest. Belt drive is much quieter, making it a good choice for garages under or next to bedrooms. Direct drive is smooth and low-maintenance. We’ll recommend one based on your door and how your garage is used.
Yes. Many LiftMaster openers include Wi-Fi and myQ, which lets you open and close the door, check its status, and receive alerts from your phone. If your current opener is compatible, a myQ upgrade kit may also be an option.
Yes. A door that’s hard to lift by hand usually has a worn or broken spring, and the opener is compensating. That puts extra strain on the motor and can shorten its life. It’s worth having the spring system checked before the opener burns out.
Yes. We install and service LiftMaster openers and can repair many other brands as well. If you already bought an opener, call us and we’ll tell you whether we can install it or recommend something better suited to your door.
