Balcones Heights is a small city with its own identity — and it deserves a garage door company that treats it that way, not as an afterthought squeezed between bigger San Antonio neighborhoods. Helotes Overhead Garage Doors has been serving Balcones Heights since 1985. We’re a local, family-owned company with no franchise markup, no upselling, and real experience with the compact, older housing stock that defines this community.

Balcones Heights has stayed independent — its own small city government, its own identity, tucked into the Fredericksburg Road and Loop 410 corridor and completely surrounded by San Antonio. It’s a dense, practical community: older homes on smaller lots, mixed in with the retail and commercial development that’s grown up around Crossroads over the decades. It’s a different kind of neighborhood than the sprawling suburbs further out, and it needs a different kind of service approach — efficient, straightforward, no wasted time.
Helotes Overhead Garage Doors was founded by Tracy Dever in 1985 and is now run by his son Nathan. We’ve worked on plenty of Balcones Heights’ older garage doors and openers — systems that have been patched over the years and are due for an honest evaluation rather than another temporary fix. We install C.H.I. doors at prices that work for this community, and we service LiftMaster openers for homeowners ready to finally upgrade.

Depends on what’s actually wrong. A lot of Balcones Heights homes have older doors that have been repaired piecemeal over the years — a spring here, a panel there. At some point continuing to patch an aging system costs more than a straightforward replacement would. We’ll give you an honest read on where that line is for your specific door rather than just recommend whichever job is bigger.
Not really. Compact garages and smaller lots are common in Balcones Heights, and we work with a wide range of door sizes and configurations. Standard single and double doors fit the vast majority of properties here, and we can walk you through options that work for your specific space.
Most repairs run $150–$450 depending on the issue. Spring replacement is typically $200–$350. Cable repair runs $150–$250. We give you a firm quote before any work starts — no surprises once the job is underway.
Not at all — Balcones Heights is centrally located and easy for us to reach quickly from our Helotes office. Same-day or next-day service is available in most cases regardless of the city’s small footprint.
No — we service residential and commercial properties throughout Balcones Heights independently, and the mixed-use character of the area doesn’t complicate residential service calls at all. Your home gets the same attention whether it’s next to a retail strip or on a quiet side street.
It’s worth addressing. Openers manufactured before 1993 are required by federal law to have photo-eye safety sensors, and any opener without them is genuinely a safety concern, particularly in households with kids or pets. If your opener predates that standard or the sensors have failed, we strongly recommend an upgrade — it’s one of the more important safety issues we address in older homes.
Yes, and this is often the right call. If your door panel is solid but the opener or spring system has failed, we can address just that component rather than pushing an unnecessary full replacement. We assess the whole system and recommend only what actually needs attention.
Yes. We service commercial overhead doors for businesses throughout the Fredericksburg Road and Crossroads corridor near Balcones Heights — repair, installation, and maintenance programs available.
